What’s the Upside of the Down?

Everywhere I look, I see differing opinions, and in a certain context many may be right.  There seems to be some sort of housing costs paradox in the Las Vegas housing market.  I have recently read an article in the Las Vegas Review-Journal entitled “Las Vegas home prices take a dive”.  If you are one of the many trying to make heads or tails of the Vegas housing market, I recommend you read this article.

According to this piece, real estate analyst Dennis Smith is saying a drop in home values can be good for the slumping Las Vegas area housing market.  He states that, though home sales for the year are down by some 43.8%, new single-family home sales rose 11.7% from April to May of this year.  His reckoning seem to be that “sellers, particularly investors, are finally facing reality and pricing their homes so they'll sell,”

He hopes for a continued decline in prices, speculating that this “should in turn reduce the inventory of resale listings for the good of the housing market in the long term.”  Now, I am sure as a home seller, this is not a very welcome bit of news.  Not as unwelcome however, as most analysts’ complete inability to figure out exactly (or even, close to), when we will see the bottom.  My favorite quote from this article has to be, “Hey, maybe we're already pretty close.”  What?  You have to be kidding.  Maybe not, after all, job growth is predicted to grow steadily well into the next decade and as a result there will be a greater demand for housing.  And let us not forget that approximately 6,500 new residents are still relocating here every month, so…

Regardless of whether you are in town renting for the time being and trying to figure out whether or not to buy, or trying to sell your home in this crazy market, do your research.  Then get in contact with an experienced Las Vegas real estate pro and discuss your particular situation.
