Buying a home in today's real estate market requires more than just persistence. After years of rapidly appreciating values, Buyers need to plan carefully before considering a purchase, and be ready to embrace negotiation. As an experienced Las Vegas Realtor®, it's my job to know all aspects of the ever-changing Las Vegas market, and to help you strategize for the best deal possible.

The first thing most Buyers want to know is how they can pay a fair price for the home of their dreams. With home prices starting to level off, this is an achievable and legitimate goal. In order to keep you from overpaying, I bring specialized knowledge of all Las Vegas areas to the table. I'll consider how quickly listings are selling in each area, and whether certain neighborhoods are likely to see added value from outside development as we narrow down the choices.

Buyers working without a Realtor in our current market usually wind up paying too much for their home - the ultimate failure in home-buying! Las Vegas is currently a Buyer's market, unlike the past two years where sellers enjoyed double digit appreciation in home values. Those days are gone, and there's a surplus of homes on the market now. We are seeing good old economic theory at work: Supply versus Demand. Therefore, it's common to see offers for less than the asking price, Sellers willing to contribute to the Buyer's closing costs, carpet and paint allowances, and some Sellers willing to send you on a vacation if you buy their home. With the help of a real estate professional, you won't have to worry about paying too much, or that the home you want to purchase is in need of repair. As your Realtor, I'll make sure you have a copy of the current comparable sales in the neighborhood. I'll initiate all inspections, make sure the repair work is complete, and take the lead in the negotiating process so you pay only what the home is worth, and not a penny more.
